On this and other pages, we summarize the results of a research project on the energy-efficient renovation of an old building in a structured way.   

The professional approach to the renovation and partial redesign of all building parts and fixtures described in the entrance graphic is explained in words and pictures as well as in 17 short videos.   

In the introduction, two further videos illustrate the ecological and economic urgency of energy-efficient building refurbishment and the goal of the project.

Energy Resources & Ecology

Humans have freed themselves from the arbitrarily felt natural influences of cold, wetness, and wind through their living culture. 
In heated, lighted and ventilated rooms, they protect themselves from the imponderables of nature. Increasingly greater demands on the functions of living, sleeping of sanitary facilities, and leisure time lead to greater consumption of valuable natural substances and energy.

Efficient Use of Energy & Healthy Living

Planners, entrepreneurs, and scientists have been planning and implementing a demonstration and research project for several years. A 60-year-old building was available for this project. It met all the requirements for a comprehensive renovation: high energy consumption and an unhealthy indoor climate due to the formation of mold and spores.

Phases of Renovation

Inventory, Implementation & Evaluation

1. Inventory    

Prior to the start of the renovation of the building, a comprehensive survey and evaluation is necessary to carry out the costly construction measures in an economically justified manner.

In addition to visual and structural analyses, energy consumption data and thermographic images provide the first concise indications of the necessary building renovation measures.

2. Interior            

All areas of the building envelope were insufficiently insulated and not protected against moisture penetration.

As a result, numerous damages were found inside the building: Water in the basement, efflorescence and salinization led to the dissolution of the mortar structure of the interior plaster, rot occurred in the wooden windows and doors, and mold and spores were found in the area of the basement.

3. Planing the Renovation    

The basis for the execution of the renovation is the inventory and the evaluation.   

Remediation work is associated with high material and cost expenditure. 

Therefore, planning decisions should be based on professional principles.   Analyses of the building fabric provide concrete indications for the methods of construction.

4. Outer Shell    

The renovation of the building envelope involves various work steps.

These include the removal of cracks in the exterior wall, the cleaning and restoration of the natural stone masonry, the sealing of the foundations, and the renewal of the roof, rainwater drainage and windows.

5. Interior               

An office and a control room will be set up in the basement. This places particularly high demands on the refurbishment measures.

The interior plaster and the floor slabs have to be removed due to the poor building structure.

The interior fittings of the basement will be carried out in lightweight construction. The ground floor and attic will be renovated and thermally insulated.

6. Tightness & Ventilation

The tightness of the building is checked using the Blower-Door method.

Leaks can lead to energy loss and structural damage and can be repaired before the interior work is carried out if necessary.

Today, a good energy balance can only be achieved by ventilation systems with heat recovery.

7. Energy & Water

Condensing technology and solar collectors provide the necessary thermal energy for heating and service water, save energy and relieve the environment.

Separate distributors for water supply and measured value displays are installed on the individual floors.

Each resident can thus control their own consumption. The toilets are flushed with rainwater.

8. Evaluation                

The outer shell of the building and the outdoor facilities are completed.

The rooms in the basement meet the climatic requirements for an office and the control room.

The first floor has been redesigned and offers the prerequisites for a good living atmosphere.

By extending the attic floor, an attractive apartment on two floors was created.

The renovated building meets the requirements of a low-energy house in terms of thermal insulation and energy supply system.
